The Canadian Criminal Justice System can be very intimidating and often times, confusing. However, in our Criminal Justice System and Canadian Constitution, there is a presumption of innocence, and that not everyone that is charged with an offence is found guilty. For most people, the most common real estate transaction they are involved in is the purchase of a home, whether it is a single home, townhouse, duplex or condominium. Some other transactions involve commercial real estate.
When transacting for a home purchase, there are several parties involved, including but not limited to the bank, real estate agent, inspector, appraiser and lawyer. Finding the right lawyer is vital for your peace of mind and protection.

PRIOR to you signing any document, review your mortgage documents to inform you of your rights and obligations for finalizing the purchase and becoming bound by the terms of the mortgage.
PRIOR to you signing any document, review the Purchase and Sale Agreement which stipulate the terms of the purchase.
PROTECT your interests every step of the way.

PERFORM the proper title searches.
SEND a requisition letter to the seller’s lawyer to ensure transparency, accuracy of title and free from defect.
ENSURE that you sign the proper documentation on time.
ENSURE that we are prepared to complete the purchase on the agreed date.
RECEIVE the mortgage funds from your bank on your behalf and hold them in my trust account.
ENSURE that all mortgage funds are disbursed accurately and provide you with detailed accounting.
TRANSFER the title to the new owner(s).
REGISTER the mortgage.
SEND you a final solicitor report.
SEND your bank a final solicitor report.
